
HVAC and Fresh Air Systems: Planning Comfort Into a Building's Design
Why HVAC can't be an afterthought
A common question clients ask partway through a project is how does HVAC work in a new building once walls and ceilings are already up — and the honest answer is that it works badly if it was not part of the original design. Air conditioning and fresh air systems need real physical space: ducts running through ceiling voids, risers connecting floors, and equipment sitting somewhere that was never marked on the original drawings. When HVAC is treated as something to figure out after the structure is built, the building ends up compromised to accommodate it, rather than the system fitting the building.
Ducting needs space, and space affects ceiling height
Ductwork is not a thin cable that tucks invisibly into a gap — it has real depth, and that depth has to come from somewhere. If ceiling voids are not sized for ducting at the design stage, one of two things happens on site: ceilings drop lower than the client wanted to make room for the ducts, or ducts get routed around structural elements in ways that reduce airflow efficiency. Getting this right means the architectural drawings and the HVAC layout are developed together, so ceiling heights, bulkheads and riser locations are decided once, not renegotiated mid-construction.
Where the chiller or outdoor units actually go
Every AC system needs an outdoor or plant-side component — split unit condensers, a central chiller, or a package unit — and that equipment needs a location with proper access, drainage, ventilation clearance and a route for refrigerant piping or chilled water lines back into the building. Left undecided until late in construction, this space gets assigned wherever happens to be free, which often means poor airflow around the unit, awkward maintenance access, or piping runs long enough to hurt system efficiency. Planning the plant location alongside the building's layout avoids all of that.
Fresh air for spaces with no operable windows
Air conditioning cools and recirculates air, but it does not automatically bring in outside air. Enclosed spaces without operable windows — basements, internal rooms, large commercial floors — need a dedicated fresh air intake designed to bring in outdoor air and exhaust stale air at a defined rate. A fresh air duct system in Karachi has to account for the local climate and dust conditions specifically, since the intake, filtration and duct routing all depend on decisions made about the building's envelope and layout from the start, not added as a retrofit once the space is already enclosed and finished.
What this means for how a building gets designed
Every point above comes back to the same thing: HVAC construction in Karachi works best when it is designed alongside the architecture, not layered on top of it afterward.
