What Does a Turnkey Construction Project Actually Include?

The term, precisely

A turnkey project means the client can, in principle, be handed the keys to a finished space with nothing left to arrange — design, procurement and construction are all delivered under a single agreement with one team. It is different from simply hiring one company that happens to offer several services; the defining feature is a single point of accountability across the entire process.

What should be included

  • Design — architectural and interior design developed together, under one brief, rather than as separate commissions.
  • Procurement — materials, fixtures and furniture sourced directly as part of the same commission, not left for the client to arrange separately.
  • Construction — carried out by the same team responsible for the design, so the finished result matches the drawings.
  • Handover — a final inspection and snag resolution before the project is formally handed over, not left for the client to discover issues after moving in.

What it is not

A turnkey label without a single point of accountability is just a marketing term. If design, procurement and construction are still being coordinated across separate contracts with separate companies — even if one firm is "managing" the others — the client is still absorbing the coordination risk that turnkey delivery is meant to remove.

Who it suits

Turnkey delivery suits clients who want a finished, move-in-ready result — a home, office, retail space or hospitality fit-out — without personally managing every consultant and trade individually. It is less suited to clients who specifically want to select and manage each contractor themselves.
